The 7 key steps to follow when selling your home

Selling a home can be a complicated and stressful process, but with the right guidance, it can be a rewarding and successful experience.
Step 1: Hire a local Realtor®
While it’s possible to sell your home on your own, most people choose to work with a Realtor®. We can help you price your home, market it effectively, negotiate with buyers, and handle all the paperwork and legal requirements. You’ll want to find a Realtor® who has experience in your area and who you feel comfortable working with.

Step 2: Determine Your Home's Value
Before you list your home for sale, it’s important to determine its value. You can do this by consulting with a Realtor®, who will give you a data-driven valuation by researching current and comparable (comps) home sales in your area. The value of your home will help you determine your asking price, which is an important factor in attracting potential buyers.
Step 3: Make Repairs and Improvements
Once you know the value of your home, it’s time to make any necessary repairs and improvements. This may include painting, cleaning, landscaping, or updating appliances or fixtures. You want your home to be in the best possible condition before you put it on the market, as this will help attract more buyers and potentially increase your sale price. Ask me about Compass Concierge and how it can fund these home improvement projects with no up-front costs and 0% APR – You just pay back what you owe at closing.
Step 4: List Your Home for Sale
With your home in good condition and your Realtor® by your side, it’s time to list your home for sale. This involves creating a listing that includes photos, videos and a detailed description of your property. Your Realtor® will then create a Marketing Campaign and advertise your listing through various channels, such as the local MLS, online real estate websites, social media, and local publications.
Step 5: Show Your Home to Potential Buyers
Once your home is listed, your Realtor® will start hosting Open Houses and potential buyers will also start scheduling showings. During these showings, you’ll want to make sure your home is clean, tidy, and welcoming. Your Realtor® will handle the communication with buyers and Buyer’s Agent and help answer any questions they may have.
Step 6: Negotiate with Buyers
If a buyer is interested in purchasing your home, they will likely make an offer. Your Realtor® will help you negotiate with the buyer to reach an agreement on price, closing costs, and other terms. Once you’ve accepted an offer, you’ll need to sign a purchase agreement and prepare for the closing process.

Step 7: Close the Sale
Closing is the final step in the home selling process. This is where the buyer will provide the funds to purchase your home, and you will transfer ownership to them. You’ll need to hire an attorney or title company to handle the legal aspects of the sale and ensure that all documents are properly signed and recorded. Once the closing is complete, you’ll receive payment for your home and the sale will be final.
